Nicki Morrison is a highly experienced housing professional with over 25 years’ experience leading housing services across the social housing sector. Her expertise spans housing management, lettings, leasehold and private rented sector services, income management, customer experience, property services and organisational transformation.

Nicki has led a department of 180 colleagues responsible for housing management, leasehold, PRS, student and keyworker accommodation, lettings and service charges. Throughout her career, she has successfully delivered major service improvements, including establishing a Damp and Mould Taskforce, leading business transformation programmes, improving operational performance and ensuring services are well positioned to meet evolving regulatory and consumer standards.

Passionate about providing safe, high-quality homes and services, Nicki places a strong emphasis on regulatory compliance, resident engagement and tenant satisfaction. She is committed to ensuring that residents’ voices are heard and that services continually adapt to meet their needs, with a focus on transparency, accountability and positive customer outcomes.

She has extensive experience managing complex stakeholder relationships, leading high-profile negotiations and presenting to executive teams and boards. Her collaborative approach enables her to build strong partnerships and bring people together to achieve shared goals.

A values-led and caring leader, Nicki is recognised for developing high-performing teams, driving positive cultural change and fostering environments where colleagues can thrive and deliver their best for residents. She is a former Chair of the Chartered Institute of Housing (CIH) South East Region and a member of both the CIH and CMI.

Dawn is an accomplished social housing professional with over 35 years’ experience across the sector including more than a decade operating at Director level. Her career spans the full breadth of housing services, with extensive expertise in cross-tenure management, income collection, allocations, community investment, estate services and specialist housing provision.

She brings a deep, practical understanding of how housing services operate at scale and how they can be reshaped to better serve customers and communities.

A highly respected and engaging leader, Dawn leads by example and places both customers and her teams at the heart of everything she does.

She has successfully managed teams of over 200 staff and has a strong track record of creating and embedding specialist teams to respond effectively to complex or emerging challenges.

Dawn is particularly experienced in leading large scale transformation programmes, taking a collaborative approach that brings people with her, builds confidence and delivers sustainable change.

Known for her innovative mindset, Dawn has designed and led targeted projects to address specific service issues in creative and pragmatic ways. Her leadership style is grounded in care, trust, and authenticity.  She is passionate about making things easier for her teams and customers alike – reducing waste, simplifying processes and ensuring services are delivered with compassion and empathy.
